Tandem is a matchmaker. We work with companies that have underutilized space and find open-minded, friendly teams who need an office. We’ll help you find a match if you don’t have a broker, or we can work with your broker if you already have one!
Except in rare circumstances, we do not formally represent any party (landlord, master tenant, or subtenant). Our role is to bring together two parties that get along and help align on a mutually-agreed to space-sharing agreement.
We aim to be around and supportive after the match has been made. Although we are not property managers and do not provide physical assistance in the space, where possible we like to support both parties in an ongoing manner.
While coworking works great for individuals or very small teams, most companies who use Tandem are looking for something a little more spacious, without so many strangers walking around. Tandem spaces are meant to encourage engagement between a small number of companies (usually, two or three), who can make the spaces feel like their own.
Hosts determine the rent for their space and set their own prices. Tandem collects 10% of monthly rent.
Both parties are responsible for keeping the office space a beautiful and vibrant one. Teams handle the details differently, and we’re here to help you figure out what’s right based on your needs.
The traditional broker model can take months. Tandem takes days to weeks. We have 100+ listings available at any time and can connect Hosts and Co-tenants immediately. We can help organize tours the week of your outreach and draft lease agreements by weeks’ end.
We work with our customers to craft space sharing norms and a lease agreement that incorporate each team’s concerns. This can vary from trading off days in office to dividing a space in half so that each side of the office can have greater privacy. Tandem does not manage the physical property but will worth with both parties to ensure the arrangement is suitable for both.
For now, tenants pay rent directly to the host, typically handled through a wire transfer. The Host is responsible for paying Tandem each month.
Yes. We require all tenants to get insurance before moving into shared space with their Host. This is to remain compliant with the master lease agreement put in place by landlords.
We have Hosts that offer month-to-month lease terms to preserve your team’s flexibility.
While each space will have a guaranteed number of desks, not all Hosts have enough monitors for each tenant. Check your Host’s listing page or reach out to them directly to better understand what they offer.
No credits or extra payment are needed to use shared meeting rooms. Sharing norms are created on a case-by-case basis, but meeting rooms are often split by hours of the day or days of the week.
Tandem is complementary to a broker. We offer a unique matching model and we work to source flexible options. If your broker finds a lessor or sublessor that can take the whole space, we can terminate the Tandem contract. We want to help you maximize your space’s potential.
If space sharing norms are not being adhered to by either party, Tandem will work with both parties to resolve any issues or help reassess a legal agreement.
Tandem can create leasing, subleasing, and licensing agreements depending on what model you and your landlord are looking for. When it comes time to reach an agreement, we’ll connect with you and your landlord to find the right solution for your situation.
Renter’s insurance is required as part of the sub-lease / licensing agreement that we use for all deals. All tenants must show proof of insurance before moving in.
